Listed below are the services offered by Aussie Renters, the majority are free of charge while an investment is required for the packages offered:

You must be a register your details and become a member of our community to use these services.

Services offered with our packages

Aussie Renters offers clerical assistance to the renting community, something never been offered before!

Several packages have been created to suit everyones individual needs. The first step is to work out how much time you have as well as how experienced you are with MS Word.

The moment you vacate the property and return the keys, rent, cleaning, damage costs all turn into “compensation for the owner”. Compensation can be ordered by the Tribunal if it can be shown the tenant was at fault (i.e. breach of the tenancy agreement) and the claim is also reasonable (mitigating the tenant’s loss or expense as much as the owner’s).

Using our knowledge of your state’s legislation, we provide letters, reports and proposed agreements to help reduce compensation being paid by the tenant.

  • Mutual Termination Packages – negotiates an end date of your tenancy agreement resulting in the tenant not paying additional rent you pay as compensation. 
  • Conciliation Packages – negotiates liability of all claims being made from your bond money. The decision is yours about liability and you are welcome to discuss your thoughts with us.

We talk about your “investment” when deciding on using our services and purchasing a package. All packages require a personal assistant to attend to the individual document/s and for this reason, there is a minimal charge applied for tweaking the document to fit your personal situation.

Different worksheets, checklists and bookles are supplied with the packages guiding you on how to prepare a Statement or Submission or help utilise our time efficiently. 

Using our Personal Administration Services (PAS) to put together a Court File offers additional personalised service:

  • Reports detailing ongoing issues, claims you wish to make for compensation  
  • Hours of clerical assistance to amend and tailor your statement to your specific personal situation
  • Tips on how to research, gather intel or evidence from the internet
  • Print’n’Post service, express post delivery of your Court File to your door

The different docs in the packages

Currently, the packages are for the “end stage” of the tenancy but we can assist you no matter what stage of renting you are at, so please drop us an email or contact us if you need help with anything.

We offer a variety of different documents:

Letters

  • Negotiation – 1st letter attempts to state your intentions as well as requesting the evidence they are relying on while the 2nd letter breaks down each claim,  stating what you feel you are liable or not liable for...
  • Break lease – 1st letter confirms what has or has not be paid or established (agreements signed etc) while the 2nd letter proposing a mutual termination agreement and why this proposal should be considered.

  • Breach notices – 1st letter is a follow up on remedy/breach notices issued while the 2nd letter offers a mutual termination agreement in preference to having the decision made by the Tribunal.

  • Legislated reasons – 1st letter highlights the legislated reason for terminating the lease (without penalty) while the 2nd letter offers a mutual termination agreement without the Tribunal’s intervention.

A Reference list is a document included with the letter and contains the applicable legislation. This documents provides an opportunity for all parties (tenant, owner, landlord, property manager etc) to read the applicable legislation.

Letters can be emailed to you in Word doc format so you can make changes. If the formatting gets out of whack, email the amended letter back to us and we’ll fix the letter up for you. For convenience, all letters will be emailed in PDF format.

Reports

  • Claim against Bond – this report summarises the claims that are being made against your bond money and offers the important information about your dispute on one page.

  • Conciliation – investing in a Plus package comes with the benefit of Aussie Renters investigating the claims against your bond money. Anything found will be presented to you in a report. 

  • Evidence – everything you supply as evidence will be presented in its own report, in colour and enlarged for easy viewing.

  • File notes – some of the evidence supplied will be entered as a Note made during your tenancy and if this occurs, this report will be produced (identical to the evidence report)

  • Findings – if we have conducted an investigation, we will provide a report with our findings and this can be used to build your case. 

Please note: we will not contact the supplier or service provider listed on the document but this does not mean you cannot contact them… in realty, it is your money the Tribunal will give the other party as compensation and if you can find anything that is misguiding, incorrect, or even false, it may be to your benefit.

Many members have received significantly more of their bond back by receiving information that benefits them. One member spoke with the blind company that supplied a quote with no measurements and discovered that the blind with the slight damage was being claimed as well as another one because the owner wanted the identical colour. When the quote was halved then halved again for the depreciation, that figure was far easier to accept than the first one presented.

Booklets

  • Break lease – so many in the past have broken their lease for one reason or another and if you are currently having to make this agreement, our booklet allows you to consider other options as well as negotiating a more considerable agreement alliviating some of the financial burdon when vacating early.

  • Evidence gathering – this has been written to help you find information that will help you defend your bond money by using comparisons or intel located on the internet. If the Tribunal decides you are liable to pay compensation, finding a better price than what the other party presents can save you loads.

  • Preparing a Statement – this booklet will show you how to prepare your submission and format the document the way that makes it easy to read. The Tribunal receive soooo many submissions therefore presentation and not overloading the document is extremely important. 

Worksheets

These worksheets will help organise your case and completing the applicable one helps us prepare your statement (or any other document needed). It will help you during the hearing as it provides all the dates leading up to the end of your tenancy and what occurred after vacating.

  • Break lease – all the events leading up to or the reason for moving early.

  • Claims against bond – all amounts being claimed from your bond.

  • Evidence – this will be the main worksheet and by adding everything relevant to any of the claims will assist us greatly when preparing your Statement. We have provided 100 row entries, if you run out of rows, you better talk to us!

  • Ending your Tenancy – this allows you to record inspections and other helpful intel for your Tribunal hearing as you can provide your “diarised version” of what you observed when vacating the property.

Tribunal documents

  • Statement of Evidence (SoE) and Response to Claims (R2C) – these two reports are used to dispute claims against your bond money. The SoE presents your tenancy history and the dispute the way you see it. As there are no two disputes the same, everything is presented to match your circumstances. If you opt for the DIY package, your SoE and R2C will be emailed to you in MS Word for you to make the changes, while the PAS packages will be emailed in PDF and the comment tool is used to advise the changes.

  • Ongoing Issues during Tenancy* – depending on your circumstances, Aussie Renters can highlight how many issues were ongoing and how many times each individual issue was addressed, bringing it all together into one very powerful document supporting your dispute.

  • Legislation Referenced* – during your hearing, you’ll find everything moves along quickly. Having the right information at the right time is important and as the Tribunal deal with many different types of hearings, the legislation is there to refer to immediately. You will find some real estate agents provide the legislation they are referring to as it is beneficial for all parties to be able to read it.
  • Summary of Compensation* – many tenants decide at the end of their tenancy to counter-claim due to the inconvenience caused while renting the property. If you wish to make a claim, seek legal advice from your tenants union or local advocacy service. There are timelimits and other issues that may prevent a claim however, if you wish to make this kind of claim, we have a report that can assist you.

Google accounts

Using a Google Mail (GMail) account, we can create a shared drive (between you and us only) to upload or download documents/files as there are no restrictions on the size of the document. You are welcome to email the evidence to us however if the document/file is more than 25 Mb, it will not attach as GMail restrict the size of the attachment. 

DIY Bond Retrieval 1st letter

To show you what we do, the Bond Retrieval 1st letter is offered to our members, free of charge.

This letter should be sent to the other party as quickly as possible after if you:

  • received advice a claim has been made against your bond money held with the bond authority; or
  • lodged a claim for your bond with the bond authority

You will need to be logged on prior to clicking the link above and a form will be presented with the fields to be answered. The first three fields are about how and who you will be sending the letter. We ask for the “property address” just in case you have supplied your new property address details when registering as a member.  

Your address listed when you registered will appear on this letter along with your mobile number. If you do not wish for this information to be revealed, please send us a quick email and we will make the changes at our end.

DIY Packages

These packages are new and have been released to help tenants receive a reliable document that can be used as their submission for the Tribunal, for a minimal cost. Depending on how much you are defending can make this process time consuming, overwhelming and frustrating. If you feel this way, consider our Personal Administration Services (PAS) as an alternative to preparing the document yourself.

As a courtesy, we send you a quote with the DIY packages simply because we are reading your file when entering the evidence. We will know fairly quickly how much our services will be if you decide to engage us so the first email will contain a quote and you will not receive any emails asking you to upgrade or use our services. 

We believe knowledge is power, so equipping yourself to fight for fair is what we considering a great outcome. If the task is too hard, we have a service that can help you and it is guaranteed you will learn more as you work with us.

You should reach out to your state’s tenant union or advocacy service and seek their professional, legal advice on your matter to help build a stronger case. 

DIY Negotiation package

This package is for the members at the conciliation stage, the Tribunal is not in the picture yet and requires an investment of $40 to place an order for:

  • Bond Retrieval 2nd letter 
  • Claim against Bond report 
  • Claim against Bond worksheet

We will:

  • email the worksheet to you and request it be completed
  • once the completed worksheet is received, the letter and report will be prepared
  • email the letter and report to you and if there are any changes
  • once the email with the relevant changes is received, make changes and re-send the revised documents

We will require you to provide copies of:

  • the claims being made against your bond (quotes, invoices, receipts etc) matching the ones listed on your worksheet
  • any emails directing you to pay money
  • all services conducted vacating the property (bond or carpet clean etc)

DIY Conciliation Conference package

Depending on where you live will dictate how fast you need to respond, select the package that suits!

This package is for the members heading to the Tribunal and the matter may be at conciliation or hearing stage. The investment for this package is $50 and click on this link to place an order for:

  • the Claim against Bond worksheet must be completed and returned to Aussie Renters
  • the Evidence worksheet is for you to work from preparing your Statement of Evidence and Response to claims
  • the link to the form for the letter and report
  • attach a Quote for our PAS package in case you become overwhelmed and decide to use our services
  • within 24 hours of the link being completed and worksheet returned, the prepared letter and report will be emailed to you, let us know any amendments
  • within 24 hours, the revised documents with be emailed to you

We will require you to provide copies of:

  • the claims being made against your bond (quotes, invoices, receipts etc) matching the ones listed on your worksheet
  • any emails directing you to pay money
  • all services conducted vacating the property (bond or carpet clean etc)

The Evidence worksheet and booklets included in this package will help sort out your case and give you an basics to writing your SoE and R2C

Consider your options

Renters of NSW – Orders can be made at the conciliation stage, so preparing your Court File immediately should be considered, more so if you have a small matter. The Tribunal may decide quickly to end the dispute while other matters may be adjourned and a date set for the Court File be provided (within 14 days).

If you are prepared at this conference, an Order may be made and you will have your bond back faster but if you are unprepared, it could be detrimental to you.

The DIY Conciliation Conference package will give you everything you need to prepare your Court File. If you cannot get your Court File prepared within 14 days, consider upgrading to the PAS Tribunal package, preferrably as soon as you are notified. 

Renters of Queensland – due to the Conciliation Conference being held with the Residential Tenancies Authority, you can invest in the $40 package then upgrade if an application is lodged with the Tribunal. 

DIY Conciliation Conference + packages

These packages available if you want Aussie Renters to:

  • Research the quotes or invoices supplied
  • Locate comparisons to argue a fairer more reasonable compensation
  • The package is included in the price listed below

Anything of value will be presented to you in a Conciliation report and there are two packages available, being:

  1. Package A – $80 investment – <3 claims
  2. Package B – $100 investment – <7 claims

If you have a larger matter than 7 claims, please email us and request a price for the Plus packages.

DIY Tribunal packages

No matter where you are in your dispute, you can invest in this package.  If you invested in the DIY Conciliation Conference package, please select the upgrade package as it reduces the investment by $50. 

This package is for the members heading to the Tribunal and you must order this package as quickly as possible to ensure your Court File is provided to the Tribunal and the other party. The investment for this package is listed below along with the links to place an order for:

  • Claim against Bond report
  • Claim against Bond worksheet
  • Evidence worksheet
  • Evidence Gathering booklet
  • Preparing a Statement booklet 
  • Statement of Evidence (SoE) – raw data
  • Response to Claims (R2C) – raw data

We will email all documents to you:

  • the worksheets and booklets 
  • a link to the form that needs to be completed
  • a quote for our PAS package in case you become overwhelmed and decide to use our services
  • within 24 hours of the link and worksheets being completed and returned, several reports will be emailed to you
  • within 3 days of evidence being received, the SoE and R2C will be prepared using the information supplied

We will require you to provide copies of (within 3 days):

  • the completed worksheets
  • all evidence you will be relying on to complete your SoE
  • the claims being made against your bond (quotes, invoices, receipts etc) matching the ones listed on your worksheet
  • any emails directing you to pay money
  • all services conduct to date (i.e. bond and/or carpet cleaning etc)

Listed below are the Tribunal packages and you must select the package that suits your situation:

  1. Package A – $100 investment – 1.5 hours PAS for <3 claims, <20 pieces of evidence
  2. Package A upgrade – $50 investment – 1.5 hours PAS for <3 claims, <20 pieces of evidence
  3. Package B – $150 investment – 3 hours PAS for <7 claims, <40 pieces of evidence
  4. Package B upgrade – $100 investment – 3 hours PAS for <7 claims, <40 pieces of evidence

We manually enter your evidence into our system and while doing so, gather knowledge about the dispute.  By completing the worksheets, the hours offered for PAS will be used tidying your Statement rather than trying to sort out your evidence. The paragraphs we add will show you how to construct new paragraphs explaining your tenancy to the Tribunal. 

A working knowledge of Microsoft Word (using tables) is required to complete this document

When it’s complete, have it witnessed and signed by a JP!

Our aim is to keep the costs of defending your bond to a complete minimum as moving is expensive enough without paying to fight for your bond refund. The documents are merged individually by an administration officer and the evidence is read before entering it into our system to ensure the correct paragraph will be merged. 

DIY Tribunal + packages

These packages available if you want Aussie Renters to:

  • Research the quotes or invoices supplied
  • Locate comparisons to argue a fairer more reasonable compensation
  • The package is included in the price listed below

Anything of value will be presented to you in a Conciliation report and there are four packages available, being:

  1. Package A $130 investment – 2.5 hours PAS for <3 claims, <20 pieces of evidence
  2. Package A upgrade  $80 investment – <3 claims, <20 pieces of evidence
  3. Package B – $200 investment – 5 hours PAS for <7 claims, <40 pieces of evidence
  4. Package B upgrade – $150 investment – <7 claims, <40 pieces of evidence

Basically, the Plus package is the DIY Tribunal package however with the additional allocated time required to complete the investigation into the claims being made against your bond money.

PAS Mutual Termination Package

There are so many reasons why someone wants to vacate a property early. Depending on where you live in Australia can vary how much compensation you must pay. For instance, NSW have a break fee listed in their legislation so knowing how much to pay is easy and the calculations give you a precise amount. For the rest of us, we keep paying until a new tenant is approved and this payment is to compensate the owners, for their losses…

This package is for the members who have or may be considering breaking their lease early, no matter what the reason. The investment for this package is $50 and click on this link (remember to login to our website) to place an order for:

  • correspondence sent or received regarding the break lease
  • outlays or compensation paid to date due to vacating the property
  • details about any ongoing issues that occurred during the tenancy
  • any additional information about ending the tenancy early

PAS Rent reckoner

Over the years, we have been building our own calculator that works out how much rent should have been paid during your tenancy. 

Aussie Renters can scrutinise your rent ledger/record and attempt to reconcile it to ensure you have paid the correct amount. 

Our introductory offer for this package is a $20 investment and if you feel your rent payments haven’t been credited correctly, then this is the package for you!

PAS Tribunal packages

Due to COVID19 the Tribunal is conducting telephone hearings so now more than ever, it is extremely important to submit a professional, summarised and predictable version of events, in the format required by the Tribunal.

This will allow the Adjudicator to “speed read” the document, assuring thorough knowledge of your argument.

The Court File will be paragraph and page numbered with the following included:

  • Table of Contents
  • Statement
  • Response to Claims
  • Summary of Compensation (if required)
  • Ongoings Issues during Tenancy (if required)
  • Applicable Legislation
  • Evidence Report
  • Notes Report
  • Appendices

The packages listed below explain how we charge:

  1. Package A – small claim – $150 investment  – <3 claims, <30 paragraphs, <20 pieces of evidence
  2. Package B – medium claim – $250 investment – <7 claims, <60 paragraphs, <30 pieces of evidence
  3. Package C – large claim – $350 investment – <12 claims, <90 paragraphs, <40 pieces of evidence
  4. Package D – excessive claim – $450 investment – generally these are claims more than the bond refund, <120 paragraphs, <60 pieces of evidence

The Tribunal packages are built on the foundation of the Conciliation Conference packages and use the same information gathered via our website forms. To ensure we can produce the highest quality Court File, we will need all the evidence you are relying on and probably some more! Please remember to include the Tribunal notices that are sent out, they have dates on them as well as the Case File Number.

A copy of the file submitted by the other party to the Tribunal is also required as we will more than likely find valuable information/evidence within this document.

A Google Mail account is required to set up a shared folder (between you and us only) to upload your electronic documents/files directly to our Google Drive business account. We are happy to accept emails except for when they become too big (25 Mb is the maximum) and these restrictions aren’t connected to the shared drive, making uploading and downloading so much easier.

PAS Tribunal + packages

Print ‘n’ Post

If you do not have a printer available, you are welcome to use our service!

We will print two coloured copies of your Court File and one in black and white (for the other party) and mail them to you in an express post bag. You will need to sign the Statement and you should make an effort to have the document witnessed and signed by a Justice of the Peace.

We do not wish to be the middleman, our service is provided to the member only so please do not assume we will be posting these documents out to three separate parties. 

Justice of the Peace 

Every effort should be made to have the statement witnessed and signed by a Justice of the Peace (JP).

We have seen situations where valuable information has been disregarded due to not having these documents witnessed.

It is up to each and every individual Tribunal Member/Adjudicator/Magistrate to decide on the day of the hearing if they will accept the statement not witnessed by a JP.
